These beautifully restored barn conversions (ref UKC3357 and ref UKC3358) are peacefully located in the delightful hamlet of Beauworth which is near Cheriton, Alresford and Winchester. They offer excellent light and airy single-storey accommodation, ideal for couples or families wishing to explore the many attractions, walks and coastline that this wonderful part of Hamphsire has to offer. Much thought has been given to providing tastefully styled and comfortable furnishings, with plenty of natural light throughout. Each property has a small enclosed sitting out area with barbecue, and there is an adjoining gate between the two properties, ideal for larger groups.
Nearby Cheriton has a village shop and there are two popular local pubs both serving fine fayre. The pretty Georgian town of Alresford has scenic riverside walks, further eateries, inns, tea rooms and shops. Alresford is known for being the UK’s capital of watercress farming - enjoy a trip on the Mid Hants Watercress Steam Railway for a wonderful nostalgic journey back in time! For keen cyclists and walkers there are many places to visit including The Itchen Way, Blackwood Forest, St Catherine’s Hill, Winnall Moors Nature Reserve, and also the Ox Drove cycle track. There are many good golf clubs in the area, the nearest being Alresford, 3 miles, and excellent trout or coarse fishing in the Meon Valley.
In addition to the many scenic walks in the area, there are also a range of attractions to explore. The National Trust’s Hinton Ampner is popular with all ages. The properties are within easy reach of the historic city of Winchester, 8 miles, with its ornate cathedral, The Gurkha Museum, King Alfred Monument and Winchester Science and Planetarium. There are beer and wine tours and tastings within the area too. A short drive will take you to the market towns of Alton and Petersfield, or visit Southampton and Portsmouth where you can see Spinnaker Tower, shopping outlets, the historic dockyard with ships, or enjoy a trip to the Isle of Wight by ferry. The nearest beach at Hayling Island is less than 30 minutes’ drive, and it is approximately 40 minutes’ drive to the wonderful sandy beach at West Wittering. Steeped in history, it forms a wing of Gilbert White’s House which is a leading visitor attraction, and boasts 30 acres of beautifully landscaped, tranquil gardens and parkland, a shop, museum and café. Guests are invited to enjoy unlimited visits to the museum, which focuses on the lives and adventures of two members of the Oates Family, Captain Lawrence Oates and his uncle, Frank Oates, both pioneers and explorers of the natural world. The property has been restored (2018) and offers comfortable and welcoming accommodation set over three floors. Guests can access the grounds anytime, dogs are welcome if they are kept on a lead (during out of hours dogs can be off lead in our Ewell field).
Over 250 years ago, Selborne and its surrounding landscape inspired Gilbert White to write about his lifelong investigation of the natural world, producing his world-famous book, The Natural History and Antiquities of Selborne, published in 1789. His book was important in shaping our everyday view of the relations between humans and nature. He was always a keen gardener who became closely interested in the natural world around him, and grew a wide range of traditional and experimental fruit and vegetables. He was the first person in this area to grow potatoes and began recording methodically what he sowed and reaped, the weather, temperature and other details. This he went on to call his ‘Garden Kalendar’.
The house that Gilbert White’s family moved into when he was about 7 or 8 years old, would have been a two up, two down, but over subsequent years, lots of extensions and additions were made, creating the house you see today. Descriptions in White’s own correspondence were used to recreate the rooms as they used to be and they include a chair he used at Oriel College, Oxford (loaned from the college), items of contemporary furniture, family portraits and bed hangings embroidered for him by his aunts. You can listen to a conversation Gilbert had with his sister-in-law in the old kitchen where you can learn more about his household and life in Selborne during Gilbert’s time.
Selborne also has a pottery, a pub and village shop and there is so much to discover in this popular part of Hampshire. The town of Alton is nearby, where there are plenty of restaurants and shops, as well as a mainline railway station, The Watercress Steam Railway and also Jane Austen’s House at nearby Chawton. Other places of interest to visit include Portsmouth with the Spinnaker Tower, HMS Warrior and HMS Victory, as well as waterside dining, designer shopping and ferry trips to the Isle of Wight. Tucked away at the end of a farm road surrounded by stunning Sussex countryside is the beautifully converted, detached, old dairy called Woodlands Dairy Cottage. The area is steeped in history as Stane Street, now known as the A29, was built by the Romans. Woodlands Dairy Cottage is ideally placed for great days out visiting the South Downs National Park, the Weald and Downland Open Air Museum, Fishers Farm Adventure Park, Arundel Castle and Gardens, Arundel Cathedral and the magnificent 900-year-old Chichester Cathedral. Brighton is 45 minutes’ drive with its vibrant marina, historic shopping Lanes and the Regency Royal Pavilion built by King George IV. You can take a boat trip along the restored section of the Wey and Arun Canal or along the River Arun from Arundel. West Sussex is famed for its many vineyards which can be visited.
Petworth House houses great collections and its deer park was designed by Grinling Gibbons. Cowdray is the home of British polo and the coveted Gold Cup which draws teams of the best players from all over the world. Goodwood, with its magnificent house, is also the home to the summer Glorious Goodwood horse race meeting as well as the hugely popular Festival of Speed and Revival for Motor Racing attracting motor enthusiasts from across the globe.
The RSPB’s Pulborough Wetlands are a must for bird fanciers. There are numerous beaches within 16 miles, good pubs and restaurants close by together with prime food shops selling local produce and two supermarkets within a 4-mile drive. The Horseshoe Annex is a Tardis of a property with lots of room in a very cosy space. Set within the South Downs National Park, an Area of Outstanding Natural Beauty, this ground floor apartment, adjoining the owner’s home, lies in the pretty west Sussex village of Findon. A plethora of trails and walks are available, and the area is well known for its prize winning horses and trainers. You can spot the horses in action on the gallops, where you can also see barn owls and kestrels. Findon is home to a traditional Sheep Fair and Village Festival, which is held at Nepcote in September. Walk part of the 100-mile South Downs Way with historic woodlands where you can smell the intoxicating scent of the bluebells in the spring. Look out for roe deer and red kites, and you may even be lucky enough to see hares boxing. Paragliding, hang gliding, golf, zorbing, mountain boarding and water sports are all available nearby. The coastal town of Worthing, where you can stroll along the promenade or the award-winning pier, is 5 miles away. Other places to visit include RSPB Pulborough Brooks nature reserve, 8 miles, Parham House and Gardens, 7 miles, and Arundel with its historic castle, 10 miles. Downlands Farm is nestled in the heart of the beautiful Hampshire countryside with wonderful views across the peaceful valley. This rural haven is only 10 minutes from Petersfield, with fantastic road and rail connections for London and Portsmouth. These two holiday cottages Edward’s Cottage (ref UKC1818) and Louisa’s Cottage (ref UK11596) are set on a small working farm and just off a green-lane leading to miles of footpaths, bridleways and on and off-road cycling within the South Downs National Park. The cottages offer light and airy open plan living accommodation, and have ground floor bedrooms and a special ‘hideaway’ bedroom/playroom to accommodate children.
The barns have been converted from original agricultural buildings and have been sympathetically designed to blend with the surrounding countryside, while offering comfortable accommodation. For biking enthusiast there is a shared bike shed for bike storage and by arrangement, guests are welcome to bring their horses and make use of the Loddon stables. There are three local pubs within the vicinity, all within a half hour stroll or a 3-minute car journey away. The bustling market town of Petersfield is a 10-minute drive, and has a range of shops and restaurants, and along with the two local village shops; these provide all you need for stocking up on essential items. The cathedral cities of Chichester, Guildford, Portsmouth and Winchester are all 45 minutes away, and offer a range of shops and entertainment. The beautiful beach at West Wittering is an hour’s drive away, and this lovely location is ideal to visit, whatever the time of year, and is perfect for all ages. During low season (October to April), you can ride your horse at any time on the beach at West Wittering, and during the summer months you can ride before 9am and after 6pm.
Hayling Island has a children’s fun fair and a shingle beach, and is within half an hour from Downlands Farm. The cottages enjoy direct access to miles of scenic walking and cycling routes through the beautiful countryside and pretty villages such West Meon, where you can enjoy lunch at one of the pubs serving food, and where Thomas Lord rests, founder of Lords cricket. The market town of Petersfield has a range of restaurants and shops, and if you fancy a day trip to London, the local train service takes approximately one hour. There are several attractions in the area that are worth a visit, including Portsmouth with the Spinnaker Tower, HMS Warrior and Nelson’s HMS Victory, along with the historic Winchester Cathedral, King Arthurs Round Table, and Southampton with its extensive maritime history. For walking and riding the vast heathland of The New Forest National Park is ideal. For a cultural day out, try historic Chichester with its cathedral and festival theatre, and not forgetting the Watercress Steam Train, Jane Austen’s house, Gilbert White’s house, Marwell Zoo, Birdworld and the Queen Elizabeth Country Park which is the other side of the valley. Steyning Kilns is located on the site of five old lime kilns dating back to the early 1800s. It is a lovely detached property with the added benefit of air conditioning, located on the side of the South Downs, able to comfortably accommodate up to six guests. It provides a fantastic secluded location for couples, families, or small groups of cyclists or walkers to stay, when looking to explore the wider Sussex area. Outside there is a tap for bike and boot washing and an eating area with table and chairs for six, barbecue and fire pit (with free logs) for those cooler evenings. There is a large paddock area for recreation and some outdoor play equipment available for the children.

Steyning is a small, picturesque town, originally one of the most important places in the county during the middle ages, with its large and prosperous port. Now, it resides about 5 miles from the coast, up the River Adur from Shoreham-by-Sea. The centre of the village still has a large number of historic buildings, including many from the medieval and Tudor period.

Today you’ll find independent shops, an assortment of tea rooms and restaurants, pubs, a well-stocked supermarket and a local butcher all on the high street. The award winning Sussex Produce Company stocks high quality produce and some excellent ready meals, where you can shop for food seven days a week and until late in the evening. Also well worth a visit is the Steyning Bookshop and Cobblestone Walk - a unique shopping arcade, all based around a 16th-century tea house.

The property is ideally positioned on the side of the South Downs, bordering onto the National Park boundary, but only ½ a mile from the South Downs Way path, the Downslink Trail and Steyning High Street. It offers many miles of bridle and cycle paths, and footpaths to explore, with pretty rural villages and traditional country pubs to discover along its routes. You can visit the nearby Steyning Bowl, Chanctonbury Ring, with its stunning views, and the Iron Age hill fort at Cissbury Ring.

The cosmopolitan city of Brighton on the south coast lies roughly 12 miles south east, where you can take a tour around the Regency terraces, the Royal Pavilion, the trendy Lanes district and book your ticket for the British Airways i360 observation tower. The town of Worthing, with 2019’s ‘Pier of the Year’ is only 7 miles away.

Other must-see places within Sussex include Arundel with its famous castle, RSPB Pulborough, The Bluebell Steam Railway, Ashdown Forest or slightly further afield to the west, you’ll find the historic Chichester Cathedral and Goodwood and Fontwell races.

There are also plenty of outdoor activities nearby to keep you entertained, from horse riding across the road, canoeing on the River Arun, golfing and clay pigeon shooting, to lovely walks and cycling trails. Take a trip to the stunning Sussex coast, which is within easy reach, as is the beautiful South Downs National Park.
